BIM2FM: The best of two worlds

As a data provider, Building Information Modelling enables the comprehensive optimisation of all process steps in all phases of the building life cycle. The use of BIM data offers numerous advantages, particularly in facility management.

The property owner, the property manager and facility management have different requirements for a property. To optimally fulfil their tasks, they require up-to-date information on rooms, building components and technical systems as well as (real-time) data from property management. The better this data is structured and linked, the more efficiently the various stakeholders can make use of it. The higher the level of technology in a property, the greater the data complexity and the more important stringent and comprehensive data management becomes.

A holistic view of the property life cycle is crucial for the targeted integration of building data in property operations. It also requires a targeted data strategy and, derived from this, digital ordering expertise. This is where "BIMtoFM" (often also BIM2FM) comes into play. This enables efficient data flows and the automation of processes during subsequent operation.

Better efficiency and lower costs

BIM2FM refers to the seamless transfer of BIM data from planning, construction and commissioning to operating processes. It enables the efficient provision, management and optimisation of buildings.

The advantages of integrating BIM information into FM workflows are numerous. For example, relevant data on the building structure and areas, documents on components or operationally relevant information on technical systems are made easily accessible. This supports preventive maintenance. As a result, costs can be reduced in property operations and unplanned downtimes avoided. In addition, the comprehensive documentation of the property and operation is also relevant from a compliance perspective. Industries and property types that are subject to strict rules and regulations can particularly benefit from this, for example hospitals or critical infrastructure.

BIM2FM thus creates the basis for automated management processes, solid budget planning and digitalised order management in FM. Ownership, in turn, benefits from up-to-date information that facilitates yield planning and target definition.
