Monitoring and maintenance

General definition

Own and third-party services for maintaining the target condition of building units, equipment and technical installations. This also includes, among other things, work to adjust and straighten technical building systems and components, the replacement of wear parts and minor repairs.

Building envelope

  • Cleaning from contamination
  • Replace grout
  • New coatings / impregnations
  • Cleaning of drains
  • Painting balcony floors and railings
  • Renewal of lip seals, sealants on windows
  • Cleaning and oiling of blinds and awnings

Roof

  • Replacement of damaged tiles
  • Cleaning from dirt and moss formation
  • Gutter cleaning
  • Flat roof inspection rounds (checking for plant growth that could damage the water barrier).

Kitchen

  • Replacing kitchen appliances
  • Replacing valve seals
  • Replacing filters on steam extractors
  • Straightening hinges and straps
  • Oiling wooden work surfaces

Sanitary installations

  • Align fastenings, complete
  • Align seals on fittings
  • Replacing components such as pressure reducer, filter, water meter
  • Cleaning siphons and drain strainers
  • Sewer and drain cleaning

Heat generation

  • Prescribed controls
  • Periodic cleaning and venting
  • Heating control
  • Decalcification
  • Revisions
  • Firing control
  • Chimney sweep

Cost unit

Owner costs

  • Repairs and maintenance costs unless they are part of minor maintenance or exceed contractually agreed cost ceilings (incl. repair portion of maintenance and service contracts).
  • Repairs and maintenance costs in the event of a change of tenant
  • Any optional insurances in connection with ÜIHK (e.g. glass insurance)

Service charges

  • Maintenance measures, provided these do not arise in connection with changes of tenants or relate to vacancies.
  • Service and maintenance contracts, if a repair portion is included, this must be delimited

Direct tenant costs

  • Minor repairs (cost limits usually depend on use and size, e.g. CHF up to 5,000 for a single measure) are included if they are related to the use of the item and have the character of minor maintenance (note that the amount is considerably lower for residential property).
  • Repairs and maintenance of tenant improvements

Notes / Special cases / Delimitation

Any services provided by caretakers are to be included in the costs on a pro rata basis (full costs: salary plus ancillary wage costs).
