Our mission
The portfolio of UBS Fund Management AG consists of six listed real estate funds and two investment foundations and comprises more than 900 properties. Great importance is attached to the issue of sustainability within UBS. Selective funds are to undergo global benchmarking with regard to sustainability.
Solution
Initially, three listed real estate funds of UBS are to participate in the "Global Real Estate Sustainablity Benchmarking" GRESB. GRESB is a sustainability initiative in the real estate sector that systematically reviews and compares the sustainability performance of real estate investment solutions worldwide. GRESB's goal is to improve the sustainability performance of real estate investment solutions. GRESB has more than 750 members and represents over $2.8 trillion in real estate assets worldwide. Each year, GRESB produces a global ranking that ranks real estate funds and real estate companies according to their environmental, social and governance performance. This makes it easy to compare sustainability performance.
Services of pom+Consulting AG
pom+Consulting AG acted as external partner and accompanied the process of participation in the Global Real Estate Sustainability Benchmark (GRESB). In a first step all necessary information was collected, analyzed and project relevant questions were formulated. pom+ took over the coordination of the question processing in the project. In cooperation with UBS Fund Management AG the most important unique selling points (KPI's) were defined*. In a further step the questionnaire for the participation in the GRESB was answered and formulated.

Further remarks
On the basis of invoices of the respective management companies regarding multi-year media consumption on object level, pom+ generated a calculation model in order to calculate the respective media consumption such as electricity, oil, gas, district heating or water. pom+ first validated and checked the plausibility of the invoices of the respective management companies. Subsequently, pom+ researched the time- and location-dependent media consumption prices in order to be able to derive the effective consumptions by applying the calculation model. In a next step the CO2 emissions, the share of renewable energies as well as further key figures, both on object and fund level, were determined. Finally, the determined data was transferred by pom+ into a GRESB online tool. The project has been accompanied by pom+ since 2015. The goal is to be able to generate transparent, clearly comprehensible and thus high-quality data for more and more properties and funds.
